Custom Home Builder & Design-Build in Norwalk, CA

Ground-up construction, design to final walkthrough. One design-build contractor carries the plans, the permits, and the build — so the budget you approve is the budget that gets built.

Sound familiar?

Call about this if…

  • You own a lot and want to build instead of buy
  • The existing house is worth less than the land under it
  • You want a house and an ADU built together
  • An architect's plans came back with bids the budget can't handle
  • You want one contract for design and construction

The classic new-build failure: an architect designs something beautiful the budget can't build, and the contractor 'value-engineers' it into something you never approved. Design-build kills that gap. The people pricing the build are in the room while it's being designed.

Process & permits

How Mickey handles it

  • 01

Call and describe the lot and what you want to build. Mickey tells you what's realistic.

  • 02

Site visit and a design-build agreement: plans, engineering, and a budget you approve before permits.

  • 03

Plan check and permits with the city, handled by us.

  • 04

Grading, foundation, framing, MEP, roofing, and finishes under one superintendent.

  • 05

Every inspection through certificate of occupancy, then the keys.

  • Design and plan check typically run 3–6 months in LA-area cities; construction 8–14 months depending on size. We give you the honest timeline, not the sales timeline.

You approve the budget at design stage — before permits, before demo. Design-build means no gap between what's drawn and what's priced.

Progress payments tied to completed milestones, never big deposits for work not done. That protects you and it's how contractors are supposed to operate.

    Pricing

    Straight prices, no bait

Free estimates, by phone or in person. No lowball bid that doubles through change orders. The number in the contract is the number we build to, and nothing changes without your signature and a price first. Cash, senior, and military discounts.

    Common questions

What does it cost to build a custom home in LA?

Most custom builds run $350–$600+ per square foot depending on finish level, plus design, permits, and site work. Land not included. Call and we'll talk real numbers for your lot.

What is design-build and why does it matter?

One contract covers design and construction. The alternative — separate architect and contractor — is where budget blowouts are born, because nobody prices the design until it's done. Design-build closes that gap.

How long does a new home take to build?

Rule of thumb: 3–6 months of design and permitting, then 8–14 months of construction. Anyone quoting dramatically less is guessing or selling.

Do you build on hillside or difficult lots?

We evaluate lot by lot. Hillside means engineering, grading, and sometimes caissons — real costs we'll identify up front, not surprises at month six.
