Most Norwalk-area homeowners who call about 'more space' are really choosing between two projects: converting the garage into an ADU, or adding a room onto the house. They cost different amounts, take different amounts of time, and pay back in different ways.
What each one is
An ADU is a separate, legal dwelling unit on your lot, with its own kitchen, bathroom, and entrance. A garage conversion is the cheapest way to get one, because the slab, walls, and roof already exist. A room addition extends the house itself: a new bedroom, a primary suite, a bigger kitchen, or a second story.
Cost
Garage conversions in southeast LA County typically land between $100K and $180K depending on size, utilities, and finish level. New detached ADUs run higher. Single-room additions run $300 to $500 per square foot, more for bathrooms and kitchens, and second stories run higher still. Call and describe your house and you get a real range for both.
Payback
This is where they split. A permitted one-bedroom ADU in most of LA County rents for $1,800 to $2,500 a month. Nothing else you can build on a residential lot pays back like that. A room addition raises resale value and makes the house work for your family, but it does not send you a check every month.
If you need the space for your own family, the addition wins. If you would rent the unit, or house a parent or adult kid who wants their own door, the ADU wins.
Permits and timelines
Both need permits. California law now requires cities to approve compliant ADU plans within 60 days, so a garage conversion usually moves through plan check faster than an addition, which needs structural engineering and a full plan review. Expect three to five months of construction for a garage conversion and two to four months for a typical single-room addition after permits.
Questions that settle it
- Do you park in the garage, or store boxes in it?
- Would you rent the new space, or live in it?
- Does someone in the family need a separate entrance and kitchen?
- Is there room on the lot for a detached unit, or is the garage the only option?
- What does the house need in five years, not just this year?
